At this moment, Rita had already fallen asleep.

I regretted it a bit; I went too far with the play. Coupled with Rita's exhausted body, she couldn't withstand it.

After carrying her to the guest room, I changed the sheets and then cuddled up with Rita to sleep.

It wasn't until 3:40 p.m. that the alarm clock awakened me.

By then, Rita had already woken up.

"I overslept," she said somewhat sheepishly.

"Mom, you seem different from this morning," Judith said.

"What's different?" Rita asked, puzzled.

"It seems like you're even more beautiful."

I chuckled, "You don't know, this is all thanks to Dad!"

Her cheeks blushed slightly. "Don't say that in front of the child."

"She doesn't understand that," I said.

That night, I behaved myself and didn't do anything.

On the one hand, Rita's body couldn't handle it, and on the other hand, I didn't want to appear so eager.

I just chatted with her and slowly fell asleep.

Early the next morning, Lucy called. "Are you free today? I've found a few venues. What do you think?"

"Where are you?" I asked.

"I'm at HT Plaza!"

"Okay, wait for me for half an hour; I'll be right over."

Rita, still groggy from sleep, asked, "Where are you going?"

"I have some things to take care of today, so don't bother preparing lunch and dinner for me!"

Rita suddenly lost her sleepiness. "You'll be out all day?"

"Yeah, I plan to invest in a project with the money in my hands. My friend has already found a venue, so I'm going to check it out."

Upon hearing it, Rita said, "Take my car."

This woman was really too good to me.

I kissed her. "Just wait for me at home."

After freshening up, I grabbed the keys to the Mercedes and left.

When I arrived at HT Plaza at 9 a.m., a tall woman caught my eye—it was Lucy.

She was dressed formally, and if you didn't know better, you'd think she was my secretary.

"Lucy, get in the car!"

She got in and said, "John, you're driving a Mercedes now; looks like you've really hit it big."

"Ah, a friend lent it to me; I can't afford one myself."

But in my heart, I thought, 'In a couple of days, I'll buy one myself.'

She didn't say anything, but from her expression, she seemed a bit skeptical.

"On HT Plaza, there are three venues that are more suitable for opening a dance training studio. Two of them were originally dance studios; the spaces are small, but the previous tenants left behind a lot that we can use."

"How many square feet are they?"

"One is 1300, the other is 1500."

"So small? Are they just personal studios?"

"Yeah, although small, the rent isn't cheap. $52 per square foot, with $2 being the property fee."

"So, the monthly rent would be around five to six grand," I said.

HT Plaza was considered a bit remote, about seven to eight kilometers from the Sevan center, but the rent was not cheap.

"What about the larger one?" I prompted.

"The larger one used to be a small restaurant, about 4000 square feet. The location is better, so the rent is also not cheap, almost $75 per square foot!"

Calculating it like this, the monthly rent would be around three hundred grand, which added up to three hundred and sixty grand a year.

If it were before, my meager commission wouldn't be enough, and I'd have to max out my credit cards.

But now it was different. I had money.

"How's the renovation for the 4000 square feet?"

"The property has been cleared out. If you want to renovate, it'll probably cost at least five to six hundred grand."

Five to six hundred grand!

Thinking about it, that was a million gone!

I asked, "If we lease the 4000 square feet lot, can we break even in a year?"

Lucy couldn't help but laugh. "No matter what business you do, there are risks; how should I put it?"

My face turned red; it was my first time doing business, and it was a business worth over a million, so I was unsure.

She seemed to sense my inner unease and asked, "You're not scared, are you?"

"What's there to be afraid of?" I shook my head with a smile. "I've been digging into dance training options over the past few days. There are yearly memberships and also session-based classes. With a 4000-square-foot studio, it would qualify as a mid-sized dance training center."

I added, "Showers and storage rooms are essential, and there should also be a practice room. If possible, you can even add some beauty and makeup services or sell weight loss products."

"It seems like you've put in a lot of effort," Lucy said. "A small studio has its own survival strategy, and a large dance academy has its unique way of turning a profit. If the goal is to break even within a year or even make a profit, there are ways to do it. One approach is to reach out to major universities, negotiate partnerships, make some donations, establish a designated school collaboration, and then all the students would flock here for classes."

She continued, "One school can keep an institution afloat, toss in the folks who swing by because of its fame, and raking in the dough becomes a walk in the park. Now, if you can strike deals with two schools, then kudos to you, you've hit the jackpot!"

Lucy's words opened up my thinking, 'The daughter of the big boss is really different; she's playing this bundled marketing strategy so well.'

"Right, what you said makes a lot of sense!" I said.

The more I thought about it, the more it made sense. I was originally in marketing, and I knew that any industry could be profitable.

There were only unsuccessful marketing strategies, not declining industries.

Just like collecting scrap metal, making a million a year was easy if done well.

The marketing plan and channels were the most important aspects. Once these two aspects were in place, all problems would be easily solved.

Lucy smiled and said, "So, do you have that much money?"

"To secure such a large space, it'll cost a million just to get started, and then we'll need to hire dance teachers, female receptionists, and so on, with a monthly expense of at least a hundred thousand..." she continued.

'What is she saying? Looking down on me, huh?' I fumed inwardly.

I boldly said, "It's just a million, I can handle it!"

I parked the car. "Let's go, take me to see that venue!"
